Progress to develop more family homes for city

Work is due to start on the second phase of a housing scheme in York, comprising 14 five to six-bedroom family homes.

The Connaught Square project is being undertaken by property investment specialist Helmsley Group. Prices for a five-bedroom home at Connaught Square start at £850,000.

The company said it was filling a gap in the market for new homes close to York city centre, adding that it would finish phase one of Connaught Square by the end of this month.

A number of the houses, which are located off St Oswald’s Road in Fulford, have sold prior to completion.

Helmsley Group originally bought the site with an existing planning permission in place for residential development.

The group subsequently amended that permission to increase the floor area from 27,000 sq ft to 36,000 sq ft.

This housing development is the latest York scheme to be added to Helmsley Group’s portfolio in the city.

Assets owned by the company through its commercial property syndication arm include East Coast House, which is let to Virgin Trains East Coast Mainline; Queens House, let to law firm Langleys and Sainsbury’s; and a prominent property in High Petergate, occupied by Leeds Brewery.

Helmsley Group has developed and holds a range of major residential schemes in York, including Duncombe Place, Merchants Exchange, Dixons Yard and the largest apartment scheme in the city at Westgate.

Director Max Reeves said: “New build homes within walking distance of York of any scale are extremely scarce. Those of this size and quality even more so.

“Consequently, they are proving very popular with the market. This reflects the wider demand for quality contemporary residential stock in sought-after areas such as Fulford.

“As a Yorkshire development and investment company, Helmsley Group is passionate about sensitive development.

“We are proud to offer residential properties that benefit all buyer types, including helping first time buyers get a foot on the property ladder, as well as assisting local authorities in towns and cities to meet home building targets.”

Louise Hirst, partner at the York office of Carter Jonas, which is marketing the properties on behalf of the group, said: “Connaught Square is a first-rate development and, as already witnessed, new build high specification homes are attractive to buyers keen to live in what is a prime location.”
