Double deal for refurbished office building

A global technology company and a credit risk management software business have signed up to 4,000 sq ft and 2,000 sq ft office space at a refurbished city centre office building in Leeds.

Mastek have taken a lease on the whole of the first floor comprising just over 4,000 sq ft , whilst GDS Link have taken almost 2,000 sq ft on the second floor of 36 Park Row.

CATELLA APAM (“APAM”), specialist UK real estate asset and investment manager, agreed the letting deals.

36 Park Row is a landmark office building, constructed in 1939,  located in the heart of Leeds city centre, just off City Square. The comprehensive refurbishment programme includes a new feature reception area, exposed air conditioning services, LED lighting, cycle storage, showers and changing facilities. Existing tenants include Syndicate 2525, Leonard Curtis, Haskoning and Wardell Armstrong.

Ben Dickins, Asset Manager at APAM said: “We are delighted to have completed four new lettings, comprising over 10,000 sq ft, within six months of Phase 1 refurbishment works with only one 1,900 sq ft suite remaining currently available to occupy. We already have significant pre-let interest in Phase 2 suites with 2,500 sq ft under offer and expect the remaining three suites totalling 5,500 sq ft to be let by December 2019 on the back of continuing strong occupier interest. This is a vindication of our strategy to deliver best-in-class office accommodation within this segment of the market”.

The letting of the office space is being dealt with by joint agents WSB Property Consultants and Knight Frank.
