140-bed student accommodation planned for city site

A developer wants to build a four and five-storey building in Sheffield to house accommodation for up to 140 students.

Residential Capital has submitted plans to Sheffield City Council for a 1,100 sq m site next to Henry Street and Watery Street, Netherthorpe. The proposals also involve demolishing existing warehousing.

If approved, the new apartments would feature a mixture of “Cluster bedrooms” with shared living, cooking and dining facilities, and self-contained studios. The communal facilities at ground floor level would include a concierge, student common room and TV room as well as bike and bin stores.

A design and access statement submitted with the application explains the land earmarked for the scheme is currently occupied by a disused warehouse and trade counter unit – formerly an electrical distributors – which are in a poor state of repair.

The statement adds: “The proposed development is located close to the town centre with excellent pedestrian and transport links and will provide an exciting and vibrant new student development to complement its surroundings. Within this infill site, the last to be developed in the immediate area, the elegantly designed contemporary building will have a positive impact and will complete the redevelopment of Henry Street.

“Our proposals will create a dedicated student development that has been designed to suit modern needs. The units are designed to serve both individuals and sharers, having the advantage of
providing both five to seven-bedroom clusters and individual studio apartments.

“The proposed development is less than a 15-minute walk from the University of Sheffield and is supported by other local student developments within the immediate area.

“As the building is located on the outskirts of the town centre, this means the residents have access to all amenities on their doorstep and therefore promotes a sustainable culture.

“The location ensures that access to public transport is readily available and as a result no on-site parking is proposed.

“Emphasis will be placed on sustainable transport, encouraging walking, cycling and the use of public transport. The proposals include for 100% secure and covered cycle parking.”
