Plans unveiled for more than 350 new apartments at city site

At least 350 apartments in three towers could be developed in central Leeds, under proposals submitted to the city’s council.

Metropolitan and District Securities wants to construct the accommodation in three buildings of 20, 22 and 19 storeys at Quarry Hill and St Cecilia Street. In total, there would be 352 apartments, with 32 studio flats, 151 one-bed, 147 two-bed and 22 three-bed units.

If approved, they would occupy a site which forms part of the larger Quarry Hill development site. This is the area of land which links Playhouse Square in the west, to Quarry House in the east.

Although mainly residential, the proposed mixed use scheme would also incorporate 531 sq m of internal shared residential amenity space, 533 sq m of commercial space and 74 parking spaces.

A planning statement submitted by Leeds-based ID Planning explains: “The application site is located on the northern side of the wider Quarry Hill site, between St Cecilia Street and the A64 York Road.

“Vacant and cleared sites are currently used for surface car parking with approximately 417 vehicle spaces.

“The design concept is for three visually distinct towers joined at the base by link buildings of a lower height. The proposed massing, scale and appearance is of a high quality and has been chosen to sit well within the wider Quarry Hill site.

“The footprint of the building would occupy only 35% of the site area to ensure a good level of residential amenity and space about the building.

“This development is within a highly accessible location within a short walking distance of Leeds bus station, the railway station and the city centre. It is therefore reasonable to assume the favoured transport option for residents would be walking. It is maintained that proposed parking provision is sufficient.”

Leeds City Council planners are currently considering the application.
