Residential plan for Melton Park

PART of a business park is to be used for housing because of pessimism on the prospects for commercial property development.

Regeneration specialist St Modwen has revealed it is set to develop plans for family homes at Melton Park, in Hull, in the coming months.

Development manager Richard Bannister said: “With the dramatic slowdown in commercial activity, coupled with the new focus for the region being on the renewables sector and therefore the docks region, we have put under review what we can sensibly bring forward at Melton Park.

“What is clear, is that from the point of view of residential development, the site is extremely sustainable and very deliverable. The road infrastructure is already in place and this is designed to absorb and protect existing communities from traffic impact, but also has the ability to link well with the surrounding communities to help benefit them with access to new and existing facilities.

“We are already aware from previous consultation we have undertaken during our period of ownership of the land, that there is broad support locally for this type of development.

“We anticipate that education and health provisions will be key elements that will need to be provided for, as part of a sustainable development, along with improved public transport and pedestrian and cycle ways, but we will also seek to address the need for affordable homes and new playing fields within the development proposals.

“This is the start of the process and we fully intend to comprehensively consult with local people to understand their aspirations and concerns in order that we may address them.”

Melton Park is a 100 hectare business park next to the A63.
