Knight Knox announces latest student scheme plans

PROPERTY investment firm Knight Knox International has announced the launch of its latest student development proposal.

Dunfields, a new-build development comprising 18 townhouses in the Kelham Island district of Sheffield, will offer accommodation to more than 80 students.

Individual units will be available through the firm, as the scheme’s first phase is due for completion in September. Phase two will be delivered in December.

Knight Knox, which is developing the project in partnership with architects Coda Studios, said the individual townhouses will comprise either four or five en-suite bedrooms, and a communal floor containing kitchen, dining and lounge facilities.

Overall there will be 46 double rooms and 36 single rooms for students and 18 private car parking spaces.

“As an investment, student accommodation is relatively low risk and provides a strong profit. Occupancy levels continue to be high and most universities are in need of more private accommodation,” said Martin Copeland, sales director at Knight Knox International.

“Average yields for regional cities currently stand at 6-6.5% across the UK, but by choosing to invest with Knight Knox International, investors can expect to receive between 8% – 10% assured NET yields for the first year.”

David Cross, managing director of Coda Studios, added: “The decision to choose Kelham Island for this new development was an obvious one, due to the huge amount of regeneration and investment that is happening in the district at the moment, not to mention the ease of access to both of Sheffield’s esteemed universities.

“Today’s students are increasingly more commercially aware, and the aim of Dunfields is to create a boutique residence that will allow students to enjoy the comfort of city centre living, in an affordable environment.”
