Biggest Bradford industrial deal this year completed

PROPERTY developers Frank Marshall Estates have completed the biggest industrial property letting in Bradford so far this year.

Frank Marshall has leased a 74,000 sq ft warehouse at Uppercroft Mills in Bowling Back Lane to haulier Peckover Transport, who have taken a five-year lease, with an asking rent of £3.25 per sq ft.

The company has “significant” commercial assets in Bradford, having been based West Yorkshire (starting in Brighouse) since 1926.

The firm as it is now was incorporated in 1996 and has been owned by the Marshall century since its inception.

Edward Marshall, director of Frank Marshall Estates commented: “This is a very significant deal, underlining both the attraction of Uppercroft Mills as a modern industrial park and the strength and buoyancy of the West Yorkshire logistics and distribution sector.

“Peckover Transport are already tenants of ours, so it is a great pleasure to work with them again. They join quality occupiers at the 207,000 sq ft Uppercroft Mills, including Crompton Lighting, European Packaging Distribution and Sunwin Services Group.”

Richard Clayton, the managing director of Peckover Transport, commented:”We have invested heavily in this new pallet storage warehouse to cover increased demand from clients.
“This is the next step in our expansion plans. Over the last couple of years, due to our policy of giving customers exactly what they want, our transport and haulage operation has nearly doubled in size”.

Jonathan O’Connor, industrial property specialist with property consultancy Walker Singleton, said: “Uppercroft Mills has proved extremely popular over the years with good road links to Bradford city centre and to Yorkshire’s excellent motorway network. It also benefits from regular refurbishment work undertaken in order for the space to keep up with modern occupier demands.

“We have seen a huge surge in demand for industrial premises over the past 12 months and a letting of this magnitude to such a well-established Bradford business is a real boost for the city.”

Simon Mydlowski, a partner in the commercial property team with Yorkshire law firm Gordons, based at its offices in Bradford’s Duke Street, advised Frank Marshall Estates on the lease negotiations for the site.
