£70m office development in the works for west Leeds

CONSTRUCTION firm BAM Properties has been given the green light for Latitude Yellow, a £70m office development

When completed, the ten-storey building will have 157,000 sq ft of office space, on Wellington Road in west Leeds.

BAM has also received permission for a 119,000 sq ft office building, Latitude Blue, on their Wellington Road site, which totals 217,800 sq ft.

The first phase of the Wellington Road scheme Latitude Red, a 121,944 sq ft office building, was sold to IVG in 2007.

BAM Properties northern development manager, Paul Smith said: “The recent upturn in take-up in the Leeds office market was behind our decision to take Latitude Yellow to the next stage.

“There is currently a high level of demand for quality office space in the market and we believe these two buildings will provide everything cutting-edge companies are looking for in Grade A office space in the heart of a thriving international city.

“These high-spec office schemes are designed to achieve a BREEAM ‘Excellent’ rating, with a raft of energy efficient features that will deliver outstanding buildings for occupiers and contribute to lower running costs”.

The projects will be built by the North East division of BAM Construction which is based in Leeds, and has delivered many successful projects in the City including the First Direct Arena in the City centre.

BAM Construction and BAM Properties are part of Royal BAM Group.

The joint letting agents are Cushman & Wakefield and BNP Paribas Real Estate and Latitude Yellow is being offered on a pre-let basis at £24 per sq ft.
