Lettings Latest: York Place deal secured; Business park attracts national operator; Lettings make the cut at shopping centre

ONE York Place in Leeds is now fully let after a deal brokered by CBRE’s Leeds office agency team for Ilkley-based Glentrool Estates Group secured a letting to Prometheus Enterprises UK.  

Prometheus Enterprises UK has relocated from Sterling House on Meanwood Road in Leeds into the 3,460 sq ft top floor on a 10-year lease.

One York Place is a refurbished office building located opposite the Bank of England in the heart of Leeds’ Central Business District. The building offers contemporary suites from 1,500 sq ft comprising ground and four upper floors with a secure basement car park, bike racks and communal breakout areas.

Alex Hailey, associate director at CBRE’s Leeds office, said: “We are delighted to secure the latest letting at One York Place to Prometheus Enterprises UK. Upon the advice of CBRE, Glentrool has recently completed a £175,000 refurbishment of the common parts and offices to offer tenants contemporary office accommodation behind the impressive Grade II Listed façade. 

The building offers maximum flexibility with both suite sizes and lease terms that can be tailored to individual business requirements. This recent letting, comes on the back of a very successful few months with lettings to Fruition IT, Twentythree04 and Arriva Trains North.  The building is now fully let.”

A NEW business park project aimed at attracting big brands and small firms to the Humber region has secured a second national operator.

Toolstation will open during the summer as the first tenant at The Trade Yard, a site built in Scunthorpe by Venture Business Parks using proceeds from the sale of its adjacent site Parkway Business Park.

Earlier this year Venture, trading as Allenby Commercial (Construction), sealed an agreement with Screwfix to take the first unit at The Trade Yard in Beverley, which is undergoing major redevelopment following the acquisition of the former Swinemoor Industrial Estate.

Charlie Allenby, sales manager, said: “The commitment of Toolstation is a significant move for the Scunthorpe site and is particularly welcome so soon after confirmation by Screwfix of their lease at The Trade Yard in Beverley.

“By securing the presence of these household names we are underlining the potential of the sites to other prospective trade counter tenants. The success of Parkway shows that this model of affordability and flexibility in busy locations is particularly attractive to the trade counter and small business sectors, supporting job creation in the area.”

Parkway Business Park was sold by Allenby Commercial in January 2015 and work began soon afterwards on development of The Trade Yard, a three-acre site at the side of the busy Mannaberg Way. Allenby Commercial will provide 30,000 sq ft of accommodation in three phases, with units available from 2,500 sq ft upwards.

Toolstation, one of Britain’s fastest growing suppliers of tools, accessories and building supplies to the trade, home improvers and self-builders, will occupy 5,000 sq ft. Completion of the site is scheduled for April 2017.

Merrion CentreTOWN Centre Securities, represented by Savills, has secured two new lettings at The Merrion Centre in Leeds.  

JR’s Gentlemen’s Barbers has agreed a 10-year lease for a 549 sq ft unit at an annual rent of £20,000,  

The Merrion Centre was the largest indoor shopping centre in the UK when it opened in 1964 and now houses more than 100 retailers.  Other recent lettings include Bon Marche, Caffe Nero and Select, while Peacocks and Morrisons have both upsized.  
 
Steve Henderson, retail director at Savills, said: “The Merrion Centre offers a diverse retail and leisure mix, which we are pleased to have further enhanced with these new lettings.”

Beerhouse Self Drive HireMINSTERGATE Retail, trading as Beerhouse Self Drive Hire, has taken a 5,000 sq ft detached trade counter warehouse at Decoy Bank North in Doncaster.

Scott Morrison, senior surveyor at agents Cushman & Wakefield, said: “Beerhouse Self Drive Hire is an established vehicle rental business based in East Riding of Yorkshire that is rapidly expanding and we are pleased to have secured this letting on behalf of our client. The quality and self-contained nature of the property and the location close to the major motorway network and accessibility into Doncaster town centre, were the driving factors for Beerhouse’s decision to relocate here and we are pleased to have secured them on a long term commitment.”

Bruce Strachan from Pullan’s adds: “We are delighted to have secured Beerhouse Self Drive Hire as new tenants for the property and to be able to assist with their expansion of new depots.”

REXEL UK, a retailer and distributer of electrical supplies, has expanded its business in Yorkshire with the acquisition of space at Latchmore Park in Leeds.

The firm, already an existing occupier at the industrial estate, has taken a ten-year lease on a 51,555 sq ft unit owned by Eskmuir Securities.

The refurbished building will be a new trade counter and regional distribution hub for its expanding customer base in the North and North-East of England.

Rexel UK’s existing unit of 19,846 sq ft will become available later in the summer following a refurbishment.

Joint agents JLL and Carter Towler expressed confidence that once vacated it will appeal to a broad range of occupiers.

Tom Asher from JLL’s industrial and logistics team, said: “We are seeing strong demand from occupiers, particularly businesses with expansion needs, and are confident that once back on the market the newly refurbished unit will generate good interest.

“Latchmore Park is a well-established and popular estate largely due to the quality of its accommodation and location close to the city centre and also giving direct access to Junction 1 and 2 of the M621 and the wider motorway network.”

BILFINGER GVA has let a unit at Leeds Bradford Airport to Jet2.com on behalf of Learmonth Property Investment Company.

The 54,866sq ft unit has been taken by the airline to expand its presence at Yorkshire’s largest airport.

James Hill, director at Learmonth Property Investment Company, said: “Our estate directly adjoining Leeds Bradford Airport presented a logical location for Jet2’s development, and we are delighted that they chose this site to fulfil their requirement.”
