Speculative development launches at Enterprise Zone

150,000 SQ FT of industrial property will be speculatively developed at Gateway 45 Leeds – formerly Temple Green Enterprise Zone.

Evans Property and Harworth groups, under their joint venture Aire Valley Land, will be developing the site at the major logistics hub.

Planning permission is already in place for 2.64 million sq ft and two units of 100,000 sq ft and 50,000 sq ft are being developed.

It says a planning application is being submitted “imminently” to Leeds City Council to secure consent for both units. Both should be completed within seven months.

The scheme has been rebranded as Gateway 45 Leeds to reflect the 165 acre site’s strategic position at Junction 45 of the M1.

The agency team consists of CBRE, Dove Haigh Phillips and Gent Visick.

This announcement follows the completion of the first phase of a £9.1m infrastructure programme, that has delivered 1.2 km of new dual carriageway, in addition to Leeds City Council’s 1,000 space Park and Ride transport hub.
