County Council to sell two development sites

Leicestershire County Council is set to sell two freehold development sites with vacant possession via property agents Carter Jonas.

The first is a two-acre site in Hinckley, which has a guide price of £600,000. It has a resolution to grant outline planning consent from Hinckley and Bosworth Borough Council for 23 dwellings with 20% affordable, subject to S106 negotiations.

More than half the site is currently occupied by a vacant single storey brick structure, which was previously home to the Millfield Day Care Centre. The building constructed in the 1970s comprises offices to the front and workshop style rooms to the rear. There is a garden with a small number of trees to the south of the site and car parking to the north and west.

The second two-acre site is in Melton Mowbray and has a guide price of £750,000. It does not benefit from planning permission, but a previous consent was secured on a small section of the site in 2009 for 12 residential units which has now lapsed.

The rectangular site houses 25,683 sq ft of existing buildings that were formerly an elderly person’s home known as Catherine Dalley House, the Silverdale Hostel and two cottages. There is a protected tree belt along the Scalford Road end of the site.

Nick Muncey, associate, Carter Jonas, said: “Hinckley is identified in the Core Strategy as a Sub-Regional Centre and a key town for residential development. The former Millfield Day Care Centre site is in a predominantly residential area and is within walking distance of four schools and a range of local amenities, which makes it an attractive residential development opportunity. The site in the market town of Melton Mowbray has the potential for a wide range of alternative uses, subject to planning permission.”
