Deal for largest speculative warehouse scheme could support 450 jobs

An acquisition deal, for an undisclosed sum, has been concluded for a warehouse development that could support up to 450 jobs.

Retford-based logistics developer, Rula Developments, has secured a deal for the largest employment plot at Broadway Green Business Park in Chadderton.

It will deliver what is expected to be the North West’s biggest speculative warehouse development during 2022.

Rula, based in Retford, Notts, has a strong track record of delivering high quality warehouse and logistics projects and the impressive plans at Broadway Green reflect the company’s ambitions.

The Broadway Green site, off the A663 in Chadderton, Oldham, is owned by FO Developments, a joint venture between Seddon Developments, Grasscroft Developments and Oldham Council.

It has outline planning approval for 715,393 sq ft of employment space, alongside a new residential development and a 20-acre linear park.

Rula Developments’ proposals involve a 367,000 sq ft new HQ-style logistics unit with dedicated office space and employee facilities.

The building will be delivered to BREEAM ‘very good’ environmental rating and Energy Performance Certificate (EPC) ‘A’ rated, the design maximises natural lighting, along with enhanced landscaping and screening.

Once complete, the unit could create around 450 jobs.

Councillor Sean Fielding, leader of Oldham Council and cabinet member for economy and skills, said: “We’re delighted to welcome Rula Developments to Broadway Green. This development will deliver new jobs, opportunities and investment at a crucial time for the local economy. We look forward to seeing the proposals come to life.”

Rula Developments will now submit a reserved matters planning application to Oldham Council.

The firm is behind successful commercial developments including Winsford Gateway, Maple 125, Barnsley, and a new bespoke manufacturing facility for Tiger Trailers in Winsford.

Rula is supported in the purchase of the site by funding partners and is actively seeking new opportunities.
