Student accommodation plans for vacant Nottingham retail unit

32 Lister Gate has been vacant since last year

The upper floors of a former Shoe Zone outlet in Nottingham city centre could be turned into student flats.

Plans have been submitted to Nottingham City Council to redevelop the vacant upper floors of 32 Lister Gate into 12 new studio apartments for use in the student market.

Shoe Zone moved out of the unit last year, during the lockdown. Previously, the ground floor unit was used by Clinton Cards. Commercial property agents have been able to find a tenant for the unit, with the size of the upper floor accommocadation named as a factor for the lack of interest.

The developer, FRAT Student Living, would retain the retail use of the ground floor, it is received planning permission for the scheme.

A planning statement said: “The applicant wishes to pursue the possibility of converting the upper floor areas into new class use C3 self-contained residential studio accommodation aimed to service the student market, whilst retaining the existing retail use at ground floor level in order to maintain a commercial street presence as well as new occupants bringing much welcomed footfall into the city centre to not only help maintain the overall viability and long term sustainability of this under-utilised building, but to also inject new life and commerce into the immediate area.”
