Double Grove Park letting sees 16,000 sq ft office space snapped up

Gateway House

Andrew & Ashwell and M1 Agency, acting on behalf of Custodian REIT, have secured a brace of high profile lettings at the prominent Gateway House on Grove Park Leicester.

Galliford Try have taken 10,178 sq ft within the building immediately following Spa Medica occupying 5,600 sq ft. Gateway House is already home to Regus and following the recent lettings now only has a single ground floor suite of 4,500 sq ft remaining available.

Mike Allwood of Andrew & Ashwell said “We are delighted to have secured two major lettings at Gateway House. Our clients committed to a programme of speculative refurbishment and this has been rewarded with the lettings to both Galliford Try and Spa Medica. We don’t expect the final suite will be available long given the quality and location of the building and look forward to achieving full occupancy.”

James Keeton of joint agents M1 Agency added: “A lot is being said of the office market at present and occupier demand, but these lettings are testament to what remains an active market and a drive that we are seeing by occupiers to return to the office. In doing so, making sure their office buildings deliver a high quality and collaborative environment, blended with excellent connectivity, on which Gateway House delivers.”

Alex Nix of Custodian Capital, fund managers to Custodian REIT, said: “We’re aware that to secure occupiers we needed to deliver high quality accommodation that is going to make the office a place people wanted to come to and work. We very much believe in the future of the office and its place within the market, but understand that occupiers now demand more from their buildings in terms of efficiencies, amenities and sustainability. Reacting to this and having delivered the speculative refurbishment of the vacant suites and common parts we are delighted to now welcome two new tenants to Gateway House.”
