NG unveils rare Loughborough investment opportunities

NG Chartered Surveyors has been instructed to dispose of two light industrial/trade counter investments in Loughborough.
The Nottingham agency has been entrusted with the sale of the Toolstation outlet and the nearby Waldron Court complex – both on Prince William Road in Loughborough.
The 3,827 sq ft Toolstation unit is available for sale and NG is inviting offers in excess of £750,000. It is let to Toolstation on a 12 year lease that expires in August 2028. Current rent is £42,000pa until the end of the term.
Richard Sutton, managing director of NG Chartered Surveyors, is handling the sale.

Meanwhile, Waldron Court has never been brought to the market before, but is now up for sale for offers in excess of £2.5m.
The development of six light industrial/trade counter units includes offices and showroom space with integral warehouse space and covers almost 16,500 sq ft. Current annual income £147,000 pa with scope for rental growth to around £170,000.
