Half of £175m Nightingale Quarter apartments sold in 2024
Nearly half of the 800 apartments at Wavensmere Homes’ £175m Nightingale Quarter development in Derby city centre have been completed and handed over to buyers in 2024.
The 368 completed homes are spread across three residential buildings and are worth a total of £65m.
The Birmingham-based regeneration firm began redeveloping the former Derbyshire Royal Infirmary site four years ago.
Between 2021 and 2023, 125 two and three-bedroom townhouses were sold off-plan and delivered to buyers.
Most of the 800 apartments were sold ahead of schedule, with residents moving in from 2023 onwards across seven apartment buildings on the 18.5-acre site.
Currently, only six one-bedroom apartments remain for sale, priced at £185,000 and £186,000.
The final 12 two-bedroom apartments are available from £225,000 to £228,000. All 18 remaining apartments are newly completed and ready to move into.

The Pepperpot restaurant, located in a restored terracotta former hospital building at the heart of the development, opened in February 2024.
Pepperpot South, originally the marketing suite for the 925 homes, became a gym for residents after 98% of the homes were sold.
On the opposite side of the development, Fox House now features a co-working space for residents to separate work and home life.
Construction is underway on 103 apartments in Walton House, the final building in the Nightingale Quarter, with completion set for late 2025.
The £20m, five-storey building will include solar PV panels and battery storage to capture and use on-site green energy.
