Construction set to begin on next phase of business park after planning permission granted

How the new units will look

Construction is set to begin on five trade counter/warehouse/industrial units at Clowes Developments Stud Brook Business Park.

The units will range from 3,229s sq ft to 4,606 sq ft and will wrap around the now-open Starbucks drive-thru. Plot 1 also sits next to a Sainsburys Local store, which has also recently opened.

The new space will cater primarily to trade counter operators, with a number of occupiers to be announced “in due course”.

IMA Architects has been working with Clowes Developments to deliver the mixed-use development at Stud Brook.

Jack Mellors, architect at IMA Architects, said: “The development has been a huge success to date. Adding further convenience and amenities to the business park will enhance the offering for occupiers and locals alike. We have sensitively designed the units to blend in with the existing industrial buildings while meeting modern commercial needs.”

Roe Developments has been confirmed as the lead construction contractor and will build the scheme over a 30-week programme. Tenants are expected to move in around Christmas, with trading anticipated to begin as early as the New Year.

James Richards, development director at Clowes Developments, added: “We’re thrilled to be moving forward with the next phase at Stud Brook Business Park. The park has proven incredibly popular, and demand from trade operators has been strong since inception. Plot 1 represents an exciting opportunity to build on that momentum—delivering high-quality, accessible units in a prime location. Our ongoing collaboration with IMA Architects and local stakeholders ensures we’re delivering a scheme that not only meets commercial needs but also contributes positively to the wider Castle Donington community.”

Joint agents on the scheme are Richard Sutton of NG Chartered Surveyors and Tim Gilbertson of FHP Property Consultants.
