Tritax Big Box has completed the disposal of a portfolio of six logistics assets to EQT Real Estate in a transaction valued at \u00a3199m.<\/p>\n
The deal forms part of the FTSE-listed logistics real estate investor\u2019s strategy to recycle capital and increase investment in higher-growth opportunities across its development pipeline.<\/p>\n
Previously referenced in the company\u2019s latest trading update, the sale includes a mix of big box and urban logistics properties located in Leamington Spa, Peterborough, Didcot and Kettering.<\/p>\n
Collectively, the assets generate \u00a312m in contracted annual rental income and were sold in line with their respective book values.<\/p>\n
Part of Tritax Big Box\u2019s ongoing capital recycling strategy, the transaction is designed to unlock value from mature assets and redeploy capital into developments offering stronger long-term returns. Current investment priorities include development-led logistics schemes with targeted yields on cost of between 6% and 8%, alongside data centre projects where potential yields are expected to range from 9% to 11%.<\/p>\n
This latest disposal marks another significant milestone in the company\u2019s strategic asset management programme, with Tritax Big Box having completed close to \u00a31 billion of disposals over the past three years.<\/p>\n
