Plans for a major residential development of 885 homes on farmland in Leicestershire have now been formally signed off, bringing a long-running planning process to completion seven years after the original submission.<\/p>\n
Developer Urban&Civic GE Estates first lodged proposals in December 2019 for land north of Hinckley Road in Kirby Muxloe.<\/p>\n
The scheme was initially approved in principle by Blaby District Council\u2019s planning committee in June 2023, subject to completion of a Section 106 agreement covering developer contributions towards local infrastructure.<\/p>\n
A new report confirms that the legal agreement has now been completed and signed, removing the final barrier to delivery of the scheme.<\/p>\n
The 44-hectare site – equivalent to more than 61 football pitches – will be transformed from predominantly agricultural land into a mixed residential-led development.<\/p>\n
In addition to the 885 homes, the plans include demolition of existing buildings, provision of public open space, land allocated for a future primary school, landscaping works and supporting infrastructure.<\/p>\n
The principle and scale of development have already been agreed, although detailed design will be subject to future reserved matters applications. The permission is also subject to 52 planning conditions, including measures intended to encourage early progression of development while allowing flexibility for subsequent submissions.<\/p>\n
The application process attracted significant local opposition, with 207 objections recorded at the time of the 2023 committee decision. Concerns raised included the overall level of housing growth in the area, loss of green space, and potential impacts on well-being.<\/p>\n
Other objections focused on infrastructure pressures, including traffic along the A47 Hinckley Road, air quality, flood risk, and the capacity of existing local services.<\/p>\n
With the Section 106 agreement now finalised, the scheme moves into the next phase of delivery, paving the way for detailed planning submissions and eventual construction on the site.<\/p>\n","protected":false},"excerpt":{"rendered":"
