A major residential development site with planning consent for up to 500 homes has been brought to market in Derbyshire.<\/p>\n
Property adviser Savills has launched the sale of land at Loscoe Fields in Heanor, a 53.1-hectare site positioned close to key transport links including Heanor, Nottingham, Derby and the M1 corridor.<\/p>\n
The scheme secured outline planning approval from Amber Valley Borough Council in September 2024, alongside a signed Section 106 agreement, paving the way for a two-phase residential development.<\/p>\n
Plans include around 180 homes at Loscoe and a further 320 homes at Heanor, in a parcel known as Newlands, creating a combined pipeline of 500 new homes.<\/p>\n
Alongside the housing, the development includes significant green infrastructure, centred around a 35-hectare community wildlife park designed to link the two residential phases and provide public open space for future residents.<\/p>\n
