{"id":2111783,"date":"2026-06-22T09:13:37","date_gmt":"2026-06-22T08:13:37","guid":{"rendered":"https:\/\/www.thebusinessdesk.com\/eastmidlands\/?p=2111783"},"modified":"2026-06-22T09:13:37","modified_gmt":"2026-06-22T08:13:37","slug":"development-site-with-consent-for-28-homes-set-for-auction","status":"publish","type":"post","link":"https:\/\/www.thebusinessdesk.com\/eastmidlands\/news\/2111783-development-site-with-consent-for-28-homes-set-for-auction","title":{"rendered":"Development site with consent for 28 homes set for auction"},"content":{"rendered":"<p>A residential development opportunity in Derbyshire with full planning permission for 28 new homes is set to go under the hammer in Bond Wolfe\u2019s upcoming auction.<\/p>\n<p>The two-acre freehold site at Amberleigh Manor on Primrose Hill in Blackwell, near Alfreton, currently comprises a vacant 40-bedroom former care home but has consent for a major residential scheme split across two phases.<\/p>\n<p>Bond Wolfe has confirmed strong early interest ahead of the sale, with offers being considered above the \u00a3350,000+ guide price prior to auction.<\/p>\n<p>James Rossiter, associate director at Bond Wolfe, said Amberleigh Manor was being marketed as a vacant freehold property that could continue as a care home, but there was the added bonus of development potential.<\/p>\n<p>The approved scheme will deliver a mix of houses and converted townhomes, with Phase 1 comprising 16 new build three-bedroom properties, including detached, semi-detached and terraced homes.<\/p>\n<p>Phase 2 will see the existing manor building converted into townhouses alongside additional new build semi-detached homes, completing a 28-unit residential scheme with associated parking and supporting infrastructure.<\/p>\n<p>Rossiter said: \u201cPhase 1 of the approved plans will involve the erection of 16 three-bedroomed properties, with two being detached, eight semi-detached and six terraced. Phase 2 will then consist of converting the original manor property into 10 town houses and building another two semi-detached houses to the side.<\/p>\n<p>\u201cThis will create another five properties with three bedrooms, six with two bedrooms, and one with four bedrooms, with associated parking for all 28 units. The residential development for both phases has been granted full planning permission by Bolsover District Council. The site has the benefit of its own private access off Primrose Hill, and there are no section 106 or affordable housing provisions
