Court numbers have risen just as sharply, with more than 1,800 courts now operating nationwide, compared with fewer than 500 at the start of 2024.

The pace of expansion has attracted substantial capital, with operators racing to secure sites and launch venues in major cities and regional business hubs. According to booking platform Playtomic, the average price to hire a court in the UK reached £35 an hour last year, rising to around £51 in London, making Britain one of the most expensive places in the world to play padel.

That pricing power has strengthened the investment case, but industry leaders are increasingly warning that enthusiasm alone is not enough to guarantee returns.

A recent analysis by Skull Padel described the current market as a major opportunity, but stressed that investors need to understand regional business dynamics rather than treating padel as a universal asset class. Its report noted: “The same court, four phases, five different business logics and the investor who treats padel as a homogeneous global asset class misreads every market.”

Sweden has become the sector’s cautionary tale. Between 2019 and 2022, operators rapidly rolled out thousands of courts, often in basic warehouse-style venues with little investment in customer experience. As demand normalised, many clubs struggled to retain players and revenues fell sharply. The collapse was not caused by a loss of interest in the sport itself.

Instead, it exposed a critical flaw in many business models: treating padel as a simple real estate play rather than a leisure business.

Sebastian Gordon, founder of Rocket Padel said: “The biggest risk with rapid growth is not necessarily oversupply in itself – it is poor execution.”

That distinction increasingly defines the difference between successful operators and struggling venues.

The strongest-performing clubs are not simply offering court space. They are building experience-led destinations that maximise dwell time and customer loyalty through hospitality, coaching, social leagues, corporate events and premium facilities.

This operational layer is becoming essential to long-term profitability.

A typical padel session lasts around 90 minutes and, at high utilisation, a single court can generate seven to eight bookable sessions per day. With four players on court at all times, padel delivers significantly greater player throughput than singles-focused sports such as squash or tennis, creating attractive revenue potential per square foot.

However, court utilisation alone rarely creates sustainable profitability. Operators increasingly recognise that recurring revenue comes from community-building rather than bookings alone. This aligns closely with why people play padel in the first place.

Research consistently shows social connection is the primary motivator, ranking ahead of competition and fitness. Around 40% of global players are women, making padel the most gender-balanced major racket sport, while mixed doubles dominates participation and helps create an unusually inclusive environment.

For investors, this social component enhances the sport’s commercial appeal because it increases retention and encourages spending beyond the court.

The sport is therefore becoming increasingly relevant outside traditional leisure settings.

Commercial landlords, developers and employers are beginning to view padel as a strategic amenity capable of boosting tenant appeal, supporting wellbeing and increasing footfall.

Business parks and mixed-use developments across cities including Manchester, Birmingham and London are increasingly incorporating courts as part of broader workplace and lifestyle strategies.

This reflects wider shifts in commercial real estate. As hybrid working reshapes office demand, landlords are under pressure to offer more than desk space. Amenities that improve wellbeing, create social interaction and enhance employee experience are becoming increasingly valuable.

Padel fits naturally into that environment. Its combination of exercise, teamwork and accessibility makes it particularly attractive as a corporate wellbeing tool. Unlike traditional gyms, padel encourages communication and collaboration, helping foster workplace relationships while supporting physical and mental health.

This matters because employee wellbeing has become a board-level concern.

Businesses are increasingly aware that healthier, more connected workforces tend to be more productive and engaged. Padel’s growth within office campuses and business parks reflects that reality.

The Lawn Tennis Association believes the UK is well-positioned to avoid the pitfalls experienced in Sweden because operators are approaching growth more strategically.

The court is only the starting point. The real value lies in the surrounding ecosystem: coaching, hospitality, events, leagues, community and brand.

For investors, this means the strongest opportunities are likely to sit with operators capable of delivering premium experiences rather than simply adding capacity.

Despite the recent surge, the UK market still has significant room to grow, especially when compared with mature European markets. Demand continues to outpace supply in many urban centres, while planning restrictions and limited suitable indoor spaces have slowed development.

Those constraints may ultimately support pricing and protect stronger operators. What seems increasingly clear is that padel is no passing trend.

It sits at the intersection of several powerful structural shifts, including experience-led consumer spending, wellness-focused workplaces and amenity-driven real estate.

As capital continues to flow into the sector, some weaker operators will inevitably struggle, particularly those that prioritise rapid rollout over customer experience. But for disciplined investors who understand both the property and operational sides of the business, the opportunity remains significant.

Padel may have started as a sport. Increasingly, it looks like a serious business.

From business parks to luxury leisure hubs, padel is serving up major opportunities as investors,
