Plans to transform Derby\u2019s Market Place have moved a step closer after proposals for the major regeneration scheme received planning approval.<\/p>\n
Derby City Council\u2019s Planning Control Committee has approved an outline planning application submitted by its strategic development partner, Ion Developments, marking a key milestone in the future redevelopment of one of the city\u2019s most significant sites.<\/p>\n
The approval allows the council to progress with the next stages of the project, including submitting an application to discharge planning conditions linked to the demolition of the former Assembly Rooms.<\/p>\n
The council will also formally enter into a development agreement with Ion Developments, which will lead the delivery of the wider regeneration programme following Cabinet approval earlier this year.<\/p>\n
Developed over several years with input from residents, local organisations and stakeholders, the plans will see the creation of a mixed-use destination designed to bring new cultural, commercial and community facilities into the heart of Derby.<\/p>\n
At the centre of the proposals is Derby MADE, a multi-purpose building replacing the former Assembly Rooms. The development will include a music venue, cultural and exhibition space, a young person and family library, as well as flexible workspaces and meeting areas.<\/p>\n
The wider scheme also includes Derby HOTEL, a proposed four-star full-service hotel, and Derby WORKS, providing new Grade A office accommodation aimed at supporting businesses and investment in the city.<\/p>\n
Councillor Nadine Peatfield, leader of Derby City Council and Cabinet Member for Regeneration, Strategy and Policy said: \u201cTo say that I\u2019m thrilled, and very relieved, that these plans have finally been approved would be an understatement! It\u2019s impossible to overstate just how momentous this milestone is for our city, allowing us to move forwards with the transformation of the site.<\/p>\n

Steve Parry, managing director at Ion Developments said: \u201cWhile the planning application has been progressing, our team has continued working closely with the Council and project partners on the detailed preparations needed to move quickly into delivery. Subject to the necessary further approvals, that advance work will help us maintain momentum and get activity under way on site at the earliest opportunity.\u201d<\/p>\n
With planning approval secured, the next phase will focus on preparing the former Assembly Rooms site for demolition. This will involve removing utilities, establishing a safe working environment and completing the necessary preparations before works begin.<\/p>\n
Demolition consent for the Assembly Rooms was granted in March 2024, with demolition expected to take around 12 months. Construction of the new development will begin once that phase is complete.<\/p>\n
