A Grade II listed building in Market Harborough has reopened as a new business hub following a major refurbishment project that has brought more than 2,200 sq ft of office space back into use.<\/p>\n
Located at 40 The Square, opposite the 17th-century Old Grammar School, the three-storey building has undergone a sympathetic refurbishment of its first and second floors to create six office suites for businesses.<\/p>\n
Commercial property consultancy Wells McFarlane has secured occupiers for five of the six suites, with just one 333 sq ft office remaining available.<\/p>\n
The refurbishment has transformed upper-floor space that had been unused for around 20 years, creating a new commercial asset for the town and supporting local business growth.<\/p>\n
Wells McFarlane director Jason Hercock was appointed to manage the property after former occupier Lloyds Bank announced its closure. He said the investment had helped unlock the potential of the historic building.<\/p>\n
He said: \u201cThe landlord has made significant investment in this property to make the spaces attractive workplaces. This refurbishment has revitalised 2,267 sq ft of the upper floor space that had been mothballed for two decades, creating a fantastic new asset and source of employment for the local community.\u201d<\/p>\n
New occupiers include Voluntary Action South Leicestershire, McCallum Marsh Property Consultants and Joules, which has expanded its presence at the site by taking additional storage space following its successful move into the ground-floor retail unit in 2025.<\/p>\n
Hercock said there had initially been uncertainty around the building\u2019s future following Lloyds\u2019 departure, but strong demand for town centre commercial space had helped drive its revival.<\/p>\n
With the business hub now operational and attracting a mix of occupiers, Wells McFarlane said the building is expected to reach full occupancy soon, further strengthening Market Harborough\u2019s commercial offering.<\/p>\n","protected":false},"excerpt":{"rendered":"
