A 550-acre site forming part of the Lincolnshire Lakes development has been brought back to market after plans for thousands of new homes and commercial space failed to progress through the planning process.<\/p>\n
Located near Scunthorpe, the site makes up around half of the wider Lincolnshire Lakes scheme, which has plans for more than 6,000 homes, an employment park and supporting facilities.<\/p>\n
Joint fixed charge receivers Andrew Foster and Nathan Pask were appointed in summer 2022. They had initially worked with Hargreaves Land through a 15-year joint venture agreement to bring forward a major residential and commercial development.<\/p>\n
The proposals included up to 3,000 new homes, alongside a GP surgery with pharmacy, nursery, food shop and a 65-acre employment park designed to create new jobs and support economic growth in the area.<\/p>\n
A first planning application for the site was submitted in February 2025, seeking approval for up to 550 homes. However, the land is now being marketed for continued agricultural use, with the opportunity for vacant possession from September 2026.<\/p>\n
Rob Cruikshank, associate director at Watling\u2019s Leeds office, which is marketing the site, said:\u00a0 \u201cThe receivers had hoped to facilitate the development of new homes; however, residential development now seems unlikely given the extensive delays in obtaining planning consent. The delays have increased holding costs for the receivers, reducing the forecasted return. The receivers are under an obligation to maximise net receipts from an appointment, and therefore all disposal options are under review.\u201d<\/p>\n
The site comprises open, level fields suited to commercial crop production and benefits from multiple access points along Brumby Common Lane, with links to the wider road network via the A1077 (M) Northern Junction.<\/p>\n
The land is now being offered as an opportunity for agricultural use, while alternative options for the site continue to be considered.<\/p>\n","protected":false},"excerpt":{"rendered":"
