A new children’s indoor play and café business is set to launch its first venue at Wellington Place Local Centre in Market Harborough after completing its first commercial property deal.

The transaction was supported by Rothera Bray, which advised KYMM Ltd, trading as Sprog, on securing the new premises, including the lease, licence for alterations and rent deposit deed.

Sprog has taken the final available retail unit at Wellington Place on Harvest Road, joining existing occupiers including Sainsbury’s and Esquires Coffee.

The 1,667 sq ft unit will become a new destination for families, combining indoor soft play facilities with a café and retail offering featuring children’s clothing, toys, gifts and refreshments.

The deal marks a major milestone for founder Adam Newberry and KYMM Ltd, representing both the company’s first site and first commercial lease as the business prepares to establish its presence in Market Harborough.

Rothera Bray’s Commercial Property team supported Sprog throughout the process, with Senior Associate Solicitor Marneya Chauhan leading negotiations on the lease documentation with the landlord’s solicitors and guiding the business through to completion.

Adam Newberry said: “Launching Sprog involved navigating everything from commercial lease negotiations to the fine detail of compliance and business structure. Marneya at Rothera Bray guided us through every stage with clarity and genuine care for what we were trying to build.

“As a first-time business owner, I needed a solicitor who could translate complex legal matters into plain English and keep things moving at pace, and that’s exactly what we got. I wouldn’t hesitate to recommend Marneya and the team to any entrepreneur taking that first leap.”

Marneya Chauhan said: “I’m delighted to have advised Sprog on securing their new premises at Wellington Place. This marks an exciting milestone for the business, and I’m pleased to have supported them in bringing this transaction to a successful completion.

“Sprog’s innovative concept will be a fantastic addition to the development, complementing the existing occupiers while providing a valuable new facility for local families. I wish the team every success with their launch and look forward to seeing the business thrive.”
