A specialist storage operator serving the life sciences sector has taken 41,046 sq ft of industrial space at Quattro in Raunds, marking the latest letting at the Northamptonshire development.<\/p>\n
GXP-Storage (GXPS) has agreed a lease on Unit Q40 with global real estate investor and developer Hillwood, with the transaction completing just six weeks after Heads of Terms were agreed.<\/p>\n
The facility is being fitted out to meet GXPS’s operational requirements and is expected to be fully operational by November 2026.<\/p>\n
Once open, the site will operate under the same regulatory-compliant quality systems, equipment standards and GXP-Guardian\u00ae platform used across GXPS’s facilities in the US.<\/p>\n
This will allow customers to manage materials across different storage environments, ranging from controlled ambient conditions through to cryogenic storage, through a single platform.<\/p>\n
The new facility will provide restricted-access storage capacity for customers operating within the UK’s major life sciences clusters, strengthening the company’s presence on both sides of the Atlantic.<\/p>\n

Q40 extends our transatlantic network so clients can work with one partner and one consolidated view of their material on both sides of the Atlantic.\u201d<\/p>\n
Quattro comprises four speculative mid-box industrial units ranging from 10,867 sq ft to 117,552 sq ft. The scheme was completed in March 2026, with two of its four units now occupied.<\/p>\n
Furniture retailer Nick Scali agreed a lease on 80,747 sq ft in June, meaning the GXPS deal represents the second major letting at the development within four months of completion.<\/p>\n
The remaining buildings benefit from BREEAM Excellent certification and EPC A ratings. The development is positioned alongside the A45, providing access to the Midlands and connections towards the East of England via the A14.<\/p>\n
The letting was supported by Bidwells and M1 Agency, which act as Hillwood UK’s retained joint letting agents.<\/p>\n
With half of Quattro’s units now occupied shortly after completion, the latest deal highlights continued demand for high-quality industrial accommodation in strategically located regional logistics and employment corridors.<\/p>\n","protected":false},"excerpt":{"rendered":"
