Clowes Developments is set to speculatively build a 47,333 sq ft industrial and warehouse unit at Fairham Business Park.<\/p>\n
The Grade A unit D1 will form part of the second phase of development at the Nottingham business park and will be available to let once completed.<\/p>\n
The scheme will sit alongside two other facilities expected to be delivered on a pre-let basis, with details of those occupiers due to be announced in the coming weeks.<\/p>\n
Unit D1 will provide industrial and warehouse accommodation alongside office space and will be suitable for B2 and B8 uses.<\/p>\n
Plans include a 750 kVA power supply, 10-metre eaves, four dock loading doors, two level-access doors, a secure service yard and extensive parking.<\/p>\n
The building is also targeting BREEAM Excellent and an EPC A rating.<\/p>\n

Fairham Business Park has already grown to more than 600,000 sq ft of commercial space, establishing the development as a major employment location south of Nottingham.<\/p>\n
The site sits within Rushcliffe Borough Council and outside Nottingham’s Workplace Parking Levy area. It is also next to the A453 Remembrance Way, giving occupiers direct access to the M1.<\/p>\n
Public transport links include the nearby NET tram terminus at Clifton, while East Midlands Airport is around 15 minutes away and Nottingham city centre approximately 20 minutes by car.<\/p>\n
