Plans for a major redevelopment of Northampton town centre have been submitted, paving the way for up to 1,220 new homes and a major overhaul of the Greyfriars area.<\/p>\n
The proposals, submitted by the English Cities Fund (ECF), would transform a large brownfield site with new homes, workspaces, leisure and community facilities and public open space.<\/p>\n
The partnership behind ECF includes Homes England\u2019s national Housing Bank, Legal & General and Muse.<\/p>\n
The scheme is expected to deliver more than 100,000 sq ft of retail, leisure and commercial space over the next decade, with the first new homes potentially completed in 2029 if planning permission is granted.<\/p>\n
Two planning applications have been submitted.<\/p>\n
The first is a hybrid application covering most of the development area. It includes detailed proposals for 103 homes on the sites of the Upper Mounts and Newlands surface car parks, while seeking outline permission for the remainder of the scheme.<\/p>\n
The second application covers the restoration and reuse of the listed Corn Exchange, alongside a Listed Building Consent application.<\/p>\n
The Corn Exchange is intended to become a new cultural destination for the town, supported by a large area of public green space.<\/p>\n
The plans have been developed following consultation involving more than 3,000 residents, businesses and local organisations since West Northamptonshire Council first set out its vision for Greyfriars in 2023.<\/p>\n

West Northamptonshire Council cabinet member for local economy, culture and leisure Councillor Kamala Guliyeva said the applications represented a major milestone for the project.<\/p>\n
She said: \u201cIt brings us closer to creating a vibrant new neighbourhood that will provide new homes, jobs, leisure opportunities and high-quality public spaces in the heart of Northampton.<\/p>\n
\u201cGreyfriars will play a key role in supporting the long-term growth and prosperity of West Northamptonshire, helping to attract investment, increase footfall, support local businesses and strengthen Northampton\u2019s position as a thriving place to live, work, visit and do business.\u201d<\/p>\n
The council’s planning authority is expected to determine the applications in early 2027.<\/p>\n
