Trinity welcomes latest tenant on 10-year lease

Waterman Group has committed to a 10-year lease on 4,068 sq ft of space at Helical’s Manchester office scheme, Trinity.

The consulting engineers and environmental scientists, which provide sustainable solutions to the property, infrastructure, energy, and environmental markets, signed up for a rent of £34 per sq ft.

The new office space will add to Waterman Group’s existing office portfolio, which includes its headquarters in London alongside a regional office network.

Trinity, on John Dalton Street, was substantially refurbished in 2019 and now offers a total of 58,678 sq ft of prime office and retail accommodation.

William Parry, senior property executive at Helical, said: “Waterman Group Plc is a perfect fit for Trinity. The company aligns well with current occupiers at Trinity including AEW Architects, Kennedys Solicitors and Saffery Champness.

“Trinity is becoming a hub of activity as central Manchester comes back to life this spring.”

Helical was represented jointly by Savills and Edwards & Co.

Daniel Barnes, director in the office agency team at Savills, said: “The office market has seen an uptick in activity since the start of the year.

“Occupiers are generally focusing on better quality workspace to welcome their staff back into the office. This has seen a number of occupiers turn their attention to Trinity and it is great to welcome Waterman to the building. We are hopeful of further positive news at Trinity in the near future.”

David Laws, partner at Matthews & Goodman, who acted for Waterman Group, said: “The relocation is a great illustration of occupiers re-evaluating their occupational needs post pandemic, with a desire for less space but in a better quality environment.”
