Alliance swoops for Trident in £5.2m deal

A MANCHESTER-based investor and developer has acquired Trident business park for £5.2m.

Property Alliance Group (Alliance) has bought the 86.084 sq ft site near Manchester Airport from Kennedy Wilson. It is now undergoing a comprehensive refurbishments by Russells Construction.

Alliance has also secured an as yet undisclosed occupier for 38,000 sq ft in building 3.

The remaining 48,000sq ft in buildings 1 and 2 will provide high quality Grade A office accommodation with a high car parking ratio.

Alliance says it is confident the additional facilities supported by its in-house management approach and proven market placing strategy will ensure Trident provides a superior working environment both inside and out.

Amenities will include new bike storage, shower and changing facilities, a gym and an outdoor sports pitch.

Manchester- base architects AEW have been instructed and has drawn up plans to reinvigorate and further develop the scheme.

Alex Russell, director at Property Alliance Group, said, ‘We have noticed a significant increase in occupational demand for South Manchester office space and in particular for Manchester Airport due to its excellent connectivity, and as a result we were keen to acquire an asset in the area.
