Trafford Park industrial site sold for £4.9m

An industrial development at Trafford Park has been sold by a UK institution to DTZ Investment Management for £4.9million. 

The scheme contains two self-contained units of around 65,000 sq ft which are currently occupied by tenants 3G and Smithfield Murray, generating annual rent of around £377,400 per annum. Unit 400 is the main UK data centre for mobile phone company, Three, which has spent a significant amount of capital expenditure on fit out.

The units are opposite the new 380,000 sq ft Adidas distribution warehouse in the heart of Trafford Park. Other nearby occupiers include DHL, Kelloggs, Biffa, Procter & Gamble and Rank Hovis.  
 
Steve Carrick, investment partner at Knight Frank, said: “We had a huge amount of interest in these assets from UK investors. Over 12 bids were received and we secured a price well in excess of the asking price.

“The Trafford park location continues to attract institutional money due to the lack of supply and prime location.”
