New occupiers for former pharma facilities

Two new occupiers have taken space at the former Catalent Pharmaceutical facilities in Deeside.
Biotechnology firm ADC has taken 70,248 sq ft of space by way of lease assignment at Unit 103 Deeside Industrial Estate while expanding ready meal company, KK Fine Foods has bought Unit 107, currently a 57,533 sq ft pharmaceutical testing facility following a simultaneous surrender of Catalent’s lease on the same building.
Cushman & Wakefield acted on behalf of Catalent to agree both the deals.
Rees Straw Chartered Surveyors acted on behalf of ADC, while Cushman & Wakefield also represented KK Fine Foods in its purchase of Unit 107.
Catalent Pharmaceuticals occupied both buildings totalling 127,721 sq ft until May 2017. The units include laboratory/testing and office areas as well as warehouse space and are part of the 2,000 acre Deeside Industrial area which is recognised as one of the North West’s key business and manufacturing locations which is also home to the likes of Toyota, Iceland, Morrisons and Henrob.
Francesco Demarco from Cushman & Wakefield said: “We have generated significant financial savings for Catalent in the disposal of their lease liabilities which is a great result considering the bespoke nature of the buildings we had to deal with, the number of parties involved and the structure of the deals we agreed. Furthermore KK Fine Foods have managed to secure their long term growth strategy at the park as their business continues to go from strength to strength.”
