Plans tabled for £45m apartment tower at Salford Quays

A planning application has been submitted on behalf of Bolton developer Forshaw Land and Property Group for a £45m apartment tower in a rapidly-developing quarter of Salford Quays.

Lichfields has table the plan for the 34-storey landmark development at Clippers Quay which has been designed by architects SimpsonHaugh.

Nathan Matta, planning director at Lichfields, says the development has the potential to support around 400 temporary and full time jobs during and beyond the two-year construction period.

The scheme includes 216 apartments, a ground floor commercial unit, residents’ gym, community room, landscaped areas, a pocket park, roof terrace and car and cycle parking.

It will consist of a mix of 54 one-bedroom apartments, 152 two-bedroom apartments, and 10 three-bedroom apartments, and will result in the demolition of the existing serviced office space on the five hectare site.

Matta said: “Clippers Quay is currently undergoing a transformation. The scale and density of the current buildings in this part of the Salford Quays is changing, with low level buildings being replaced by a series of taller buildings.

“The development is of a high quality design which will result in an outstanding landmark development in this important part of the city. The site is located in a highly sustainable urban area and the development would have a positive impact on the waterside and a number of key viewpoints.”

Lichfields says Salford City Council stands to benefit from almost £1m over a four year period through the Government’s New Homes Bonus Scheme and additional annual council tax will be approximately £281,000 per annum.

Late last year Lichfields secured planning consent for a £40m development of 232 apartments for Forshaw nearby at Worrall Street, Ordsall, Salford.

It has also submitted £35m proposals on behalf of Forshaw for 183 apartments on Derwent Street in Ordsall.

Clippers Quay is located at the southern end Salford Quays, within close proximity Media City, the Lowry Theatre and Old Trafford Football and Cricket Stadiums.
