£35m landmark building in Salford approved

Bolton developer Forshaw Land and Property Group is set to begin work on a £35m landmark Salford building.

Salford City Council has approved proposals, submitted by national planning and development consultancy Lichfields, on behalf of Forshaw. DLA Design is architect.

The development on Derwent Street, next to the River Irwell, will comprise a mix of one, two and three-bedroom apartments, and include a gym, community room and commercial unit.

It will will consist of 180 apartments in a part-21, part-14 and part-11 storey building.

Lichfields says the development will support more than 230 jobs during the 18-month construction period. When complete Lichfields estimates the new residents will spend approximately £2.3m a year in the local area, boosting the local economy and supporting some 25 new jobs.

Nathan Matta, planning director at the Manchester office of Lichfields, said: “This site had until recently benefitted from outline planning permission for an eight-storey building.

“However, Forshaw decided not to pursue this as it would have resulted in an entirely underwhelming response to the site and one which does not respond to key planning policy.

“Instead, we consider that the scheme will be seen as a landmark development and one which will positively compliment the development currently taking place along the Riverside corridor.”

Lichfields says full 106 contributions from Forshaw will support the funding of the new Ordsall Lane bus service and car club costs.

Other benefits include the upgrade of an existing ramped access and public realm area, widening of the towpath and the introduction of opportunities for natural surveillance, lighting, landscaping and enhanced security..

Matta added: “We welcome the support the council has shown to this high quality development which we believe will further enhance the character and place-making ability of the Ordsall Riverside corridor.”

Forshaw is active in the Salford area having last year secured planning consent for a £40m development of 232 apartments at Worrall Street.

Earlier this year Lichfields submitted £45m plans, on Forshaw’s behalf, for a 34 storey, 216 apartment-development at Clippers Quay, in Salford Quays.
