Acting on behalf of Stockport Metropolitan Borough Council, CBRE Manchester’s UK Development team has been instructed to bring to market a prime development site at Piccadilly/Fletcher Street in Stockport.

The 0.67 acre site has council support for residential development, subject to planning.

Centrally located within Stockport town centre, the site presents an opportunity to create a high quality scheme with support from Stockport Council for residential, quasi-residential/mixed use or specialist residential development.

The land is owned by Stockport Council and can be acquired on a development lease or other suitable mechanism.

The site is currently used as an 87-space car park to serve the local business, leisure and educational establishments and is bound to the north-west by Fletcher Street car park.

Stockport Village Nursery is located to the east of the site, and a number of commercial buildings and associated car parking are located to the south.

The marketing of this site comes at a time when the town centre is undergoing a radical and exciting £1bn programme of investment which is under way across Stockport town centre, creating significant opportunities that the developer of this site could benefit from.

Situated in the heart of Stockport town centre, the site has immediate access to the town’s growing retail, leisure and commercial quarters, as well as the historic core of Market Place and Underbanks, which is attracting an ever-growing number of restaurants, bars and businesses.

Redrock Stockport, the town centre’s new principle leisure destination, where trading and visitor numbers have significantly exceeded expectations since opening last November, is just five minutes walk away, as is Merseyway Shopping Centre, the town’s principle retail destination which is set to enjoy significant investment over the coming years.

Initial bids are to be submitted by close of business on July 31, with the second stage submission anticipated by September 20. A final decision will be made by the end of October 2018.
