Fabric fully let after major refurbishment

A prime office scheme overlooking Lincoln Square in Manchester city centre has secured three new tenants following a comprehensive refurbishment and rebrand.

Rebranded as Fabric, the building formerly known as Alexandra Buildings, owned by Carnarvon Street Properties, has undergone a dramatic transformation of its common areas and vacant office suites.

Dehns Patent & Trade Mark Attorneys have taken 1,608 sq ft, Denton Associates have taken 1,682 sq ft, and Ratio Law LLP have taken 1,667 sq ft.

Existing tenants in the building include Arnold Stansby Stockbrokers, Oak North Bank, Isis Insurance Brokers and SameDay Doctor.

The deals have been secured in quick succession after the building’s refurbishment was completed at the end of January 2019.

The refurbishment works include a remodelled main entrance and main staircase, new WC’s, new lift, new floor finishes throughout, new LED lighting, air conditioning to office suites and full refurbishment of vacant offices with plasterboard ceilings with pendant light fittings.

Designed by Simon Millington of Incognito, the works were carried out by KilMal with In4m Property Consultants acting as project managers.

Conrad O’Neill, director of Canning O’Neill, joint agents for the building with Avison Young, said: “The refurbishment and rebranding of this building has been timed perfectly as Lincoln Square itself is undergoing a major transformation with two major new office developments – 125 Deansgate and Brazennose House well under way – together with the refurbishment of Heron House.

“On the back of these schemes the public realm will be upgraded, and Lincoln Square will be re-born as a key office location within the CBD (central business district) and the natural link from Albert Square through to Spinningfields.”

“These lettings bring the building to full occupancy, although a suite of circa 1,600 sq ft will become available later this year. The quoting rental is £25 psf.”
