Strong interest in Swinton site following £10m investment

Asset managers Prime Property Consultancy have achieved early success at Beech Court, the first office building to be completed at M60 Office Park in Swinton.

The 15,107 sq ft building is designed for multi-occupancy with suite sizes ranging from 2-3,000 sq ft, and an impressive 70% of the space has been let on completion to four different companies.

Prime’s client has invested around £10m with the acquisition and redevelopment of the former Clifton Business Park, adding three new buildings to the existing Oak Court.

The three new buildings comprise Beech Court (15,107 sq ft), Maple Court (23,502 sq ft) and Elm Court (23,502 sq ft) which is only weeks away from completing ahead of a property launch on July 4.

As part of the wider scheme, the development will include a gym and café hub later this year as part of the on-site amenity.

The campus-style environment is set among landscaped scenery with only a short walk to nearby Clifton Country Park and Marina.

Imran Younus, commercial director of Prime, said: “The site location benefits from easy access to junction 16 of the M60, which has seen a number of occupiers move towards the Swinton area in the last year.

“We are delighted to welcome the following tenants to our office park: 4 Medical Clinical Solutions, Kingsbury Holdings, BT Local Business and Amalgamated.”

Ian Teader, managing director of Amalgamated, a local company specialising in fire and security, said: “After 40 years in our previous location it was a tough decision to move, but Imran and the team at Prime made it easy for us. Prime offered us a turnkey solution and we are extremely pleased with the end result.”

Andrew Crabtree, senior surveyor at Cushman & Wakefield, said: “The level of transactional activity prior to completion reflects both strong demand in the location and Prime’s proactive hands-on approach.

“This is also reflected in the interest from the wider Greater Manchester area from occupiers seeking Grade A Office space in a scenic setting for a competitive rent.”

Suites available range from 2,000 sq ft through to floorplates of 7,500 sq ft and whole buildings of 23,502 sq ft.
