Conversion hopes as agents attend rugby-themed launch of Liberty Park, Widnes

Liberty Park, Widnes, a major speculative warehouse in a strategic regeneration area, has been launched to commercial property agents from across the North West of England.

Liberty Property Trust and Stoford Developments unveiled the highly-specified 108,091 sq ft unit, which has been hailed a milestone in the area’s economic development plans, to more than 60 agents at a Rugby World Cup-themed event.

All the agents received a rugby shirt of their preferred nation’s team, and there was also a prize of an official World Cup rugby ball and two tickets to see Sale Sharks to the agent who guessed the correct number of rugby balls inside a Land Rover Discovery.

Andrew Blevins, UK managing director of Liberty Property Trust, said: “It’s always pleasing to launch a completed scheme, but this warehouse is particularly important because it will play a vital role in unlocking the important Halton and South Liverpool industrial and warehouse market.

“It’s the only new-build unit over 50,000 sq ft in the area, and has superb access to the major road network, as well as being close to Jaguar Land Rover. There’s no doubt that this first phase of Liberty Park, Widnes will help to kick-start further economic growth.”

Liberty Park, Widnes, includes completed infrastructure works, making it the only fully-serviced site of this size in the South Liverpool area.

There is availability for development of a further 350,000-400,000 sq ft of accommodation, which has outline planning permission for B1, B2 and B8 uses.

The accommodation provides 102,170 sq ft of warehousing with 5,920 sq ft of Grade A office space, a 64.5m service yard, 11 HGV parking spaces, 89 car park spaces and an EPC rating of ‘A’ and a BREEAM rating of ‘Very Good’.

Liberty Park, Widnes is situated at the heart of the proposed 3MG rail freight distribution zone and benefits from a host of improvements to the surrounding road and rail infrastructure, including the recently-opened Merseyside Gateway river crossing.

It has direct access to the national motorway network via the Knowsley Expressway. Access is via Newstead Road and the completed access road, which runs alongside the railway and links the site to the A562 Speke Road.

Liberty Park, Widnes is just one industrial/warehouse development by Liberty Property Trust and Stoford. Other schemes include Liberty Park, Lichfield, and Worcester Six. Liberty also has a speculative unit, Liberty 196, in Brackmills, the logistics golden triangle, Northampton.
