£1m refurb reawakens city centre ‘sleeping giant’

Swedish-based Artmax Properties has completed a £1m refurbishment of office building, 10 Chapel Walks in Manchester city centre.

The Grade A building, formerly known as the Observatory, was acquired by Artmax from the Universities Superannuation Scheme for £20m in September 2018.

The refurbishment works have included new showers and bike store in the basement, a new reception area and remodelled workspace.

Cushman & Wakefield is the letting agent at 10 Chapel Walks, while CBRE project managed the refurbishment.

The 55,138 sq ft building, which was built in 1998, is currently well let and boasts a strong tenant list with occupiers such as Ward Hadaway, Workman and Aviva all in situ. Just over 18,000 sq ft of space is still available. The sixth floor, totalling 7,008 sq ft, is under offer.

10 Chapel Walks is located on Cross Street with frontages to Cheapside and Chapel Walks, in the heart of Manchester’s central business district.

“They have taken the asset from obscurity and it is now a case-study for how to reposition a building within a market.
