Multimillion pound plans for Bolton town centre take major step forward

Plans to transform a key gateway location in Bolton town centre with a multi-million mixed-use scheme have taken a major step forward.

The plans, which include a 20-storey skyscraper have been put on show at public consultation events in advance of a detailed planning application being submitted.

The centrepiece of the Trinity Gateway scheme, which sits on a 1.6-acre site at the corner of Trinity Street and Bradshawgate, is a 20-storey residential tower of 144 apartments.

The residential development will sit alongside 30,000 sq ft of Grade A office space and a 509-space multi-storey car park which will serve both the development and the town centre.

The Trinity Gateway project is one of five ‘intervention areas’ in Bolton Council’s £1.5bn masterplan.

The development is being brought forward by Beechlane Investments Ltd, which is working on a number of key developments in the town.

Trinity Gateway includes a large area of public open space and could kickstart the wider regeneration of this part of the town.

It is also a key part of the vision that local businesses benefit from the development and significant effort is put into maximising local job and apprenticeship opportunities.

Discussions are already being held with a local construction company to build the scheme and clauses requiring they use local labour and engage with the local community and schools, will be included in the contract.

Alec Colbeck, development director at Beechlane Investments, said: “Trinity Gateway is a truly transformative project and one which will elevate the profile of the town and set a new benchmark for quality in Bolton.

“It is a tremendously exciting time for the town with a number of significant development proposals about to enter the delivery phase.

“The site demands a development of the highest quality and we are very proud of the plans we’re proposing.

“We look forward to receiving feedback from the local community and other stakeholders on the proposals and bringing them closer to realisation.

“We are determined that local people and businesses benefit as much as possible from this development. We’ll work hard to deliver community engagement opportunities and seek guarantees from the supply chain that this thinking is given the necessary emphasis by all involved.”

The public consultation exhibition will take place at the former Clarks shoes shop, 20-22 Crompton Place, Bolton town centre on Saturday 2 November, 10am – 2pm and Monday 4 November, 3pm – 7pm.

Leader of Bolton Council, Cllr David Greenhalgh, said: “The council’s £1.5 bn masterplan aims to revitalise our town centre, making it a more desirable place to live and work.

“Trinity Gateway is a key part of this vision, delivering quality new apartments and Grade A office space and breathing new life into the area.”

The planning application is scheduled to be submitted to Bolton Council in November, and should approval be granted work could start next year.

Negotiations with a management company for the residential tower, an operator of the car park, a main contractor for all three elements and occupiers for the office space are at an advanced stage.

Trinity Gateway has been designed by JM Architects with P4 Planning acting as planning consultant. Miller Metcalfe is the appointed agent on the commercial office element.
