Property developer lets more than 20,000 sq ft of office space in third quarter

Property developer Urban Splash says it has let out 20,000 sq ft of office space in the last quarter in the North West.

At Pattern House in Stalybridge, 4D baby scanning company Hey Baby has launched a new clinic at the Urban Splash Longlands development.

A start-up and franchise of the national Hey Baby brand, owner Simon Megram chose 1,098 sq ft at Pattern House for its architectural impact, location and easy access for parents coming from Tameside and beyond.

He said: “Having a modern environment where our customers could feel relaxed, was essential and with its colourful design inside and out, our new space at Pattern House sets the tone for the memory-making experience we offer.

“Setting up a new business always presents many challenges, but Urban Splash has made a real difference to this process by accommodating our requirements and working flexibly to ensure that we have achieved the brand’s vision.”

Hey Baby is joined at Pattern House by local traditional barber business, Gladstone Grooming, who has taken 1,689 sq. ft to create a new shop in the area.

Meanwhile, in Manchester city centre the developer has welcomed more businesses to the Grade II listed Beehive Mill.

Urban Splash acquired the former home of Sankey’s nightclub two years ago, and has since refurbished it creating contemporary workspaces.

In addition to new tenants such as It’s Gone Viral and Food Sync, incumbent occupiers have already expanded their space in the building.

The Prince’s Trust – which opened its doors at Beehive only last month – has taken an additional 971 sq ft of space in the building, while production business Standby Productions, marketing agency Intermarketing and acoustic consultants DBX Acoustics have all moved into bigger workspaces.

Other notable deals were completed in Liverpool, where more than 10,000 sq ft has been let on new and revised leases at the Matchworks business estate south of the city.

A host of dynamic new regional and national businesses have moved in including clothing company Twenty Fall, electrical installation business Link Electrical, digital agency We are Web Ltd, Ventus Medical Limited, Zeit Associates and Inter Regulatory Limited.

At the ever popular Tea Factory in the Ropewalks area of Liverpool, football betting advice business Football Radar has taken additional space, while in Salford Quays, STM Group has taken 1186 sq ft of space at the Boat Shed – remaining units at the building are available now, with workspace from 270 sq ft to 8,400 sq ft available.
