Property firm sets up new HQ after buying Grade II-listed Ardwick property

HS Property Group, the Manchester-based real estate investment and development firm, has acquired more than 35,000 sq ft of commercial space on the fringe of Manchester city centre, for an undisclosed sum.

The company has purchased 31 Ardwick Green North, a 21,500 sq ft Grade II-listed property in Ardwick, which is home to the popular co-working hub, Use.Space.

HS Property Group has established new headquarters in the building, taking the 1,500 sq ft top floor to provide its growing 21-strong team with a new, high-specification workspace.

Use.Space was established in 2019 and provides a variety of flexible working solutions for Manchester freelancers and companies, including meeting and event room hire.

In the same transaction, HS Property Group also acquired a neighbouring building, a 19th-century schoolhouse totalling 14,270 sq ft that will remain occupied by Seventy7 Group, a global media agency.

Both Use.Space and Seventy7 Group will continue to operate from their respective bases, under lease from HS Property Group.

These acquisitions cement HS Property Group’s position in Ardwick, with the company previously residing at the Progress Centre, a former Victorian cotton mill on nearby Charlton Place.

This has been retained and will continue to be operated by HS Property Group as a business centre comprising budget offices, showrooms, storage units and a café.

31 Ardwick Green North is situated adjacent to the proposed £1.4bn redevelopment of the derelict 24-acre Mayfield site, which is undergoing a significant transformation.

It is served by excellent transport links, located just 10 minutes’ walk from Manchester Piccadilly rail station, which provides direct access to London. The site benefits from on-site car parking.

HS Property Group’s portfolio in the Manchester area also includes a high specification, mixed-use development on Tib Street in the Northern Quarter.
