Completion of speculative industrial development in Warrington

Commercial property developer, Stoford Developments, and its development partner, Oxenwood Real Estate, have announced the completion of a new speculatively-developed warehouse facility in Warrington.

Stone Cross 72 is a 72,740 sq ft warehouse unit of Grade A specification, located on the site of the former Carlsberg brewery depot at Yew Tree Way, Golborne.

The new unit delivers a highly-specified warehouse facility benefiting from 4,471 sq ft of Grade A first floor office accommodation, 52 car parking spaces, 50m yard depth, 50 kN/m2 warehouse floor loading, 12.5m eaves height and six dock level loading doors.

Stone Cross 72 is the second phase of the Stone Cross Park scheme, constructed to meet the continuing demand in the warehouse sector in the region.

Stoford and Oxenwood Real Estate sold the existing 126,000 sq ft logistics facility to global packaging firm, ALPLA, last year.

Stone Cross Park is located six miles to the South of Wigan, within the Stone Cross employment area, which extends to 80 acres. It is in walking distance of a range of local amenities including shops, services and residential areas.

Situated adjacent to the A580, East Lancashire Road, the site is well connected to the surrounding highway network, close to Junction 23 of the M6, with the M58 to the North, the M62 to the South and the M60 to the East. Local occupiers include Ansell Lighting, Righton, Cold Move, ALPLA and Hovis.

Stoford has completed more than 14 million sq ft of commercial developments in the UK with a value of more than £1bn, while Oxenwood Real Estate has significant experience investing in UK and continental European logistics real estate markets.

The scheme’s retained agents are Gerald Eve, M1 Agency and DTRE.

GMI Construction was the principle contractor for the development.
