Developer pre-lets entire speculative-build scheme
Hurstwood Holdings, the Manchester-based property investment and development company, has completed work on its new speculative business scheme in Leigh, with all units fully let.
Sixteen companies are relocating to Leigh Commerce Park, including Aspire Platforms, which is taking 6,450 sq ft, and Invisible Patterns, which has taken a 1,624 sq ft unit.
Masksafe and Snackman have both signed up for 1,572 sq ft units.
Other new occupiers include Surefire Protection (UK), Designer Wetrooms, Timber Building Specialist and LDM Slate Roofing, which have all taken an 800 sq ft unit each.
All tenants have agreed five-year leases with rental level of £10 per sq ft being achieved.
Leigh Commerce Park is situated two miles from Leigh town centre, next to the East Lancs Road and comprises three separate blocks of high-quality modern industrial and business units starting from 800 sq ft.
Planning has been granted for a second phase of the successful scheme, which will comprise a further two units totalling 8,000 sq ft.
Sam Ashworth, project director of Hurstwood Holdings, said: “Despite the challenges that lockdown presented, in accordance with the Government guidelines, we were able to finally complete work on the scheme only a few weeks later than originally scheduled.”
He added: “We were overwhelmed by the demand for these units, which is due to the high quality of the build, its strategic location and the fact that we had identified a gap in the local market for smaller units.
“Thanks to the hard work of our team, in particular, Chloe Ellerby, all lettings were agreed before the last unit was completed. As land and property owners in Leigh for the last 14 years, we are delighted to add this latest scheme to our growing portfolio.”
Together provided the finance for the speculative development of the scheme. Taylor Waver was the retained letting agent acting on behalf of Hurstwood Holdings.
The developer, which also owns the adjacent Leigh Business Park, is a commercial and residential property group with more than £160m of property on 100 sites nationwide, housing in excess of 700 occupier clients.
