Planning granted for £25m 280-room student accommodation development

The proposed scheme

Architecture practice Falconer Chester Hall has secured planning permission for a 280-bedroom student accommodation development at Rose Place, Liverpool.

The £25m, eight-storey, building will provide an active frontage to the street with the provision of 14 commercial/retail units at ground floor level across Rose Place and St Anne Street, on the fringe of the city centre.

The scheme has been designed for Legacie Contracts and was approved at today’s planning hearing (May 26).

Stephen Fieldsend, associate director with Falconer Chester Hall, said: “It is fantastic news that we have been granted planning permission on this site.

“There was clearly a case for a larger and taller building to reflect the general trend towards increased massing in the area.

“Rose Place is excellently positioned for the north of the city and close to the convergence of the business and knowledge quarters which are permeating in helping to shape the cultural personality of the area.

“The carefully selected material palette provides consistency across the elevations and allows the building to sit well within its context.”

This scheme supersedes planning permission secured last year for a 127-residential apartment scheme, with ground floor commercial units.

The existing industrial building onsite will be demolished.

John Morley, of Legacie Contract, said: “This site provides a great opportunity to bring vibrancy to the area, that is experiencing a period of change and offer excellent student accommodation with great amenity spaces, including a games room, cinema, gym/yoga room, communal lounge and the first floor courtyard will give a sense of community.

“The approval of this application will result in job opportunities for local people both during the construction and afterwards.”

Other consultants on the scheme were: Planning consultants, Zerum; M&E, Progressive Services Design; Landscape architect, LAYER landscape architects; Ecology, Penny Anderson Associates; and Transport consultant, Prime Transport.
