Topping out takes place at £72m development

No1 Old Trafford

Investment and development company Cole Waterhouse’s £72m No1 Old Trafford has topped out this week and is on target for completion in Spring 2021, with 70% of units already sold.

The 214,000 sq ft, 354-unit residential development, designed by Jon Matthews Architects, is being built by Domis Construction.

It sits on the waterfront at Trafford Park just a short distance from Manchester United’s Old Trafford football stadium.

When complete it will include 139 one-bed, 211 two-bed and four three-bed apartments across two towers which are 15- and 18-storeys tall, both of which have now reached their highest point.

The scheme’s show apartments have also opened this week, designed by LOFT Interiors.

The towers are connected at ground level by a central reception area, which will host a number of residential amenities including a cinema room and business lounge, and at first floor by a landscaped podium with views overlooking Salford Quays.

Cole Waterhouse have reserved 15% of the apartments specifically for first time buyers under the Government’s Help to Buy scheme.

Cole Waterhouse chief executive, Damian Flood, said: “Domis has done a superb job adhering to the development programme whilst ensuring COVID-safe working conditions.

“We have continued to see a high level of interest, in particular from international investors, but as we rapidly move towards completion next year we are starting to achieve more direct sales to local owner occupiers, which is excellent news.”

The buildings have been designed to respect the history of the site and use high-quality materials and heritage brick.

The development also includes a £1m public realm improvement package to the perimeter of the site where the landmark Skyhooks sculpture resides. High-quality soundproofed glazing and internal finishes have been included as standard throughout.

Lee McCarren, managing director of Domis Construction, said: “The project is on schedule and to budget and, more importantly, is being constructed under safe systems of work, ensuring our people are protected through the challenges of COVID-19.

“It’s great to be working on such a high-profile development for Cole Waterhouse and we look forward to continuing to provide an exemplary service through to completion.”

No1 Old Trafford will provide much-needed, high-quality residential accommodation in a superb waterfront location.

The design centres on a communal podium garden and residents’ roof terrace with far-reaching views across MediaCityUK, Salford Quays and of the Manchester skyline.

Private parking spaces are available, as well as an integrated and secure cycle store.

No1 Old Trafford sits directly in front of the new Wharfside Metrolink stop providing fast access into Manchester city centre, MediaCityUK, the Trafford Park employment zone and the intu Trafford Centre.

The team has 2,743 homes in the pipeline, delivering offices, mixed-use, leisure and commercial industrial space in Manchester, Leeds, the Midlands and London. Its schemes are valued at more than £800m gross development value.
