Speculative business park proves popular with tenants

Developer St Modwen has signed deals to bring four new businesses to its popular Chamberhall Business Park in Bury – just one month after construction completed on the development.

Local carpet wholesaler Capper Sharrock will occupy 26,000 sq ft on a 10-year lease, while Motion Industries, which specialises in bearings and power transmission products, has purchased a long leasehold interest in a 7,500 sq ft unit at the site.

Social enterprise Ability Tec, which delivers contract electronics through its majority-disabled workforce, has taken a 7,500 sq ft unit on a 10-year lease.

Watercooler specialists Bollin Valley has snapped up a 2,500 sq ft unit at the site, while a second 2,500 sq ft unit has been purchased privately.

The business park is already home to Burgaflex, an automotive tube and hose manufacturer, which last month signed a long leasehold interest to occupy a 19,290 sq ft unit.

Only four 11,000 sq ft units now remain available at the scheme and can be taken individually or combined, catering for occupier requirements up to 44,000 sq ft.

Gemma Butler, asset manager at St Modwen Industrial & Logistics, said: “To see Chamberhall reach over 70% occupation this soon after construction shows confidence in the market and reaffirms our decision to speculatively deliver this first phase.

“It’s incredible to see the variety of businesses that can now call Chamberhall home and we wish them all the success as they establish themselves here.”

Heath Capper, managing director at Capper Sharrock, said: “We required a well-located unit for our operational and distribution needs and St Modwen helped us identify a space that was fit for purpose.

“The scheme’s high-specification and eye-catching product made this decision easier and exciting for us as a growing company moving forward.”

“Chamberhall is an excellent town centre site for businesses to establish themselves and thrive, and we are delighted that our partnership with St Modwen has already attracted so many new companies to join us in Bury, just weeks after the development was finished.”
