Convent being marketed for development as potential care village

CBRE’s operational real estate team in Manchester has been instructed by the Sisters of Notre Dame de Namur (SND) to market the extensive Lancaster House property and site close to Parbold Village, Wigan.

The order has been granted outline planning consent to convert the convent to a potential care village.

Lancaster House dates back to around 1845 and has been home to the SND since 1947, with the order substantially extending the property in the mid-1980s to provide a nursing wing.

The property is surrounded by extensive landscaped grounds on a 6.45 acre site accessed off Lancaster Lane, close to Parbold Village.

The diminishing size of the order has resulted in the property being surplus to requirements with existing sisters to be looked after within other alternative convents operated by SND.

The order looked at ways of maintaining its philosophy and helping people, and this was one of the ways it could pursue that goal.

Outline planning consent has been obtained for the conversion of Lancaster House and stable block along with redevelopment of the site to provide a care village with access to a broad range of assisted living services, including 24-hrs a day support staff.

The historic house and stable will be retained.

The current scheme has been designed to provide around 70 one- and two-bedroom apartments along with a wide variety of communal facilities including a dining room/bistro, lounge, hairdressing salon, treatment room, rehabilitation gym and overnight guest accommodation.

“The property and site presents a truly unique opportunity to undertake a substantial redevelopment to provide a retirement village or an assisted living scheme in an affluent area in an attractive setting within in its own grounds close to Parbold Village.”
