Double deal completed at Old Trafford office building

London & Scottish Property Investment Management has completed two office letting deals, totaling 27,316 sq ft at Oakland House in Old Trafford, Manchester.

AM London Fashion has taken 16,390 sq ft of space on a 10-year lease after relocating from City Approach in Eccles.

The fashion business, which was formed in 2014, will be moving onto the fourth and third floors which have been fully refurbished by the landlord.

In a further deal, an existing occupier at Oakland House has expanded. PHMG, an audio branding agency, has committed to an additional 10,926 sq ft of space on the sixth floor to facilitate its continued growth.

Cushman & Wakefield acted on behalf of London & Scottish Property Investment Management, asset managers for the building which is owned by UK regional office specialist Regional REIT.

The quoting rental for the building is £12.50 per sq ft.

Oakland House is located on Talbot Road, one of the main arterial routes from Manchester city centre and a five-minute walk from Trafford Bar metro stop.

“The lettings demonstrate that there remains demand for space in the region for high quality buildings with good public transport links.

“Oakland House is now close to full occupation which is testament to the recent upgrades the landlord has made to the building.”

“The building is now 88% let with 18,541 sq ft of available space available which can be split down to suit requirements from 1,000 sq ft to 18,541 sq ft.”
